Investing in commercial cold storage is a major decision. Whether you run a restaurant, hotel, supermarket, or a food processing & distribution company, choosing the correct type of cold room directly impacts product quality, operating costs, and long-term business growth. Although cold rooms and freezer rooms look similar on the outside, their design purposes, working principles, and operational costs have key differences.

1. Temperature Range – The Most Fundamental Difference

The most obvious difference between a cold room and a freezer room is the temperature setting. A cold room (also called a chiller) typically maintains temperatures between 0°C and 10°C, keeping food chilled without freezing it. Most common cold rooms operate at 0°C to 5°C, ideal for short-term fresh storage.

A freezer room operates at much lower temperatures, usually at -18°C or below, for long-term storage of frozen goods. According to industry best practices, -18°C is the global standard for freezer rooms – it effectively halts bacterial growth and extends product shelf life. For sensitive items like ice cream or quick-frozen seafood, freezer rooms can go down to -25°C or even lower.

2. Suitable Products – Why Choosing the Right Type Matters

Which products suit a cold room?

Cold rooms are perfect for products that need low temperatures but cannot be frozen: fresh fruits & vegetables, dairy products (milk, cheese, yogurt), beverages, flowers & cakes, eggs, and pharmaceuticals/vaccines. A stable chilled environment slows down spoilage and preserves freshness and flavor. Products taken from a cold room are ready to use immediately – a key advantage for restaurants and retailers.

Which products suit a freezer room?

Freezer rooms are designed for long-term frozen storage: frozen meats (pork, beef, poultry), seafood & fish, ice cream & frozen desserts, ready-to-eat frozen meals, and frozen fruits & vegetables. Keep in mind that extremely low temperatures can damage fresh produce and raw meat texture due to ice crystal formation, so you must match the room type with your actual stored goods.

3. Refrigeration Equipment & Energy Consumption

Because freezer rooms must achieve much lower temperatures, the demands on the refrigeration system are far higher than for cold rooms:

  • Compressor configuration: Cold rooms typically use medium/low-temperature compressors focused on energy saving and precise control; evaporator fans run at lower speeds to prevent drying out fresh produce. Freezer rooms require heavy-duty compressor units and larger evaporator surface area to ensure rapid temperature pull-down.

  • Energy differences: Freezer rooms extract more heat from the environment and face a greater indoor-outdoor temperature difference, leading to significantly higher energy consumption. Additionally, freezer rooms often need floor heating systems (to prevent ground frost heave) and automatic defrost cycles, all of which increase electricity usage.

4. Insulation Structure & Construction Cost

Panel thickness: Freezer rooms require thicker insulated sandwich panels. The insulation material for freezer rooms is usually higher density and thickness (120mm, 150mm or more), while cold rooms generally use 75mm to 100mm panels.

Floor treatment: Freezer rooms have special floor requirements. Because of prolonged sub-zero temperatures, the floor must incorporate heating cables or anti-frost systems to prevent ground heaving and cracking – this adds significant cost. Cold rooms do not need this extra floor heating.

Cost difference: Overall, building a freezer room of the same size requires a much higher investment than a cold room. The technical complexity, more robust equipment, and specialized construction make freezer rooms more expensive.

5. Frost Formation & Maintenance

Cold rooms operate above freezing, so frost does not accumulate. The interior air tends to be drier, making maintenance relatively simple.

Freezer rooms, however, stay below freezing. Moisture in the air condenses and freezes on evaporator coils and interior walls. If not removed regularly, frost buildup reduces cooling efficiency, increases energy bills, and can damage equipment. Therefore, freezer rooms need automatic defrost systems as well as periodic manual defrosting.
